Browse our available rentals to find your next home. To schedule a viewing, simply click the "Apply" button on the property you're interested in. If you have any questions, feel free to submit a contact form.
Viewing a Home
Once your appointment is scheduled, our staff will conduct the viewing and be available to answer any questions you may have.
Please note that many of our properties are currently occupied. Do not trespass or disturb the current occupants.
Please note: If you arrive more than 15 minutes late for your appointment, it will need to be rescheduled, as we have other prospective tenants scheduled to view properties shortly after your appointment.
Submitting an Application
Visit the property listing online and submit your application by clicking the "Apply" button.
Note: All individuals 18 years of age or older must complete a separate application and submit an application fee. Please be aware that all application fees are nonrefundable.
Please submit two recent pay stubs with your application. If you are self-employed, income documentation is required. Acceptable documents include bank statements and/or your most recent tax return.
APPLICATION PROCESSING
Once your application and fee have been received, our processing department will review them and contact the property owner. You will be informed if your application is being processed, placed on backup status, or if the owner has decided not to proceed with your application, along with the reason.
Application Processing Includes:
- Credit screening
- Employment/income verification
- Resident history check
Please note that once submitted, the application fee is non-refundable.
Applications are valid for approximately 30 days.
Pet Policy
Due to insurance costs and restrictions, some property owners may not approve applicants with the following dog breeds:
- Pit Bull
- Rottweiler
- Chow Chow
- Doberman Pinscher
- German Shepherd
- American Staffordshire Terrier
- Akita
- Mastiff
- Cane Corso
- Great Dane
- Alaskan Malamute
- Siberian Husky
- Wild dogs, including Wolf Hybrids
If the property owner agrees to allow a pet, the applicant may be required to pay a higher security deposit. Service animals are always welcome.
Security Deposit
The required security deposit must be received within 72 hours of signing the lease documents, or by the specific date outlined in the lease agreement.
Screening Criteria
Rental History
- A minimum of 12 months of verifiable rental history from a third-party landlord is required, unless the applicant has recently sold their home.
- First-time renters may be required to provide a guarantor or pay a higher security deposit.
- Any unlawful detainer or eviction will result in an automatic denial.
- A history of late rental payments within the past 12 months may lead to a denial or require a higher security deposit.
- A negative rental verification may result in an application denial.
Income
- Applicants must earn approximately three times the monthly rent amount. If the income does not meet this requirement, the application may be declined.
- Income must be verifiable through pay stubs and employer verification.
- Self-employed applicants must provide proof of income through tax returns or bank statements.

Social security income, child support, alimony, or other forms of income are considered, provided the applicant can verify such income.
Employment
- Verifiable, stable employment is required if employment is the primary source of income.
- If you are unemployed or if we are unable to verify your income source, your application will be denied.
- Self-employed individuals must provide verification through tax returns and bank statements.
Credit
- All information on the credit report, including previous addresses and places of employment, is subject to verification.
- If an applicant has no established credit, the property owner may require the applicant to secure a guarantor.
- Applications may be declined if any open accounts are 30 days or more past due, with exceptions made for medical collections or home mortgages.
- Outstanding debt to a previous landlord may result in an application denial.
- A bankruptcy, short sale, or foreclosure may lead to an application denial or a higher security deposit.
- Any applicant with a bankruptcy that is not discharged will be denied.
- An unpaid judgment may result in an application denial.

Each property owner has their own credit criteria. While most require tenants to have good overall credit, some owners may be more lenient with credit requirements, but will require a higher security deposit.
Automatic Denials
The following circumstances will result in an automatic application denial:
- Any outstanding collections filed by a landlord or property management company within the last three years.
- Any unlawful detainer or eviction within the last three years.
- Any current eviction in process.
- Any open bankruptcy
- Any criminal activity involving the sale or possession of drugs with the intent to sell.
- Any criminal activity of a physical or violent nature.
- Any employment income that is not sustainable or sufficient to meet the income requirements.
- Providing false information or distorting the truth on the application.
